What is elastomeric coating?
Elastomeric coating is a flexible, rubberized exterior paint formulated to expand and contract with building movement, bridging hairline cracks and adhering to porous surfaces like stucco and masonry.
Elastomeric coating is a high-build exterior paint product that stretches and moves with the surfaces it covers. Unlike standard house paint, it has a rubber-like quality that allows it to flex as temperature and moisture cause buildings to expand and contract. This flexibility makes it effective at bridging hairline cracks that would otherwise reopen under thermal stress.
The coating is applied thicker than conventional paint, typically forming a film that can be 1/8 inch or more in depth. This substantial thickness provides genuine crack coverage on porous substrates. Elastomeric products work best on masonry, stucco, concrete block, and similar textured exterior surfaces common in older Bridgeport construction. They create a water-resistant membrane that helps protect these materials from moisture penetration.
Elastomeric coatings differ from standard acrylic latex paints in their binder composition and film properties. The elasticity allows the coating to accommodate minor structural movement without tearing or peeling, which extends its service life on surfaces prone to hairline checking. On well-maintained exteriors, elastomeric coatings can last 10 to 15 years before recoating is needed.
The product is not suitable for all surfaces. It does not adhere well to glossy paint or metal, and it can trap moisture if applied over damp masonry. Proper surface preparation and substrate condition matter as much as the product itself. Exterior painters in the area often recommend elastomeric coatings for older stucco and concrete block buildings where crack prevention is a priority.
