What is a moisture vapor barrier?

A moisture vapor barrier is a layer or sealant applied to concrete that prevents moisture from wicking upward through the slab into flooring materials above.

Concrete naturally absorbs and transmits moisture. When water from the ground or subsurface moves upward through the slab (called "wicking" or "capillary action"), it can damage adhesives, cause epoxy coatings to fail, and lead to mold growth or delamination of flooring systems. A moisture vapor barrier stops this movement before it reaches the surface.

The barrier typically consists of a liquid sealant, sheet membrane, or primer formulated to block water vapor transmission. Applied directly to the concrete substrate before any topcoat or flooring system, it creates a protective layer that lets the concrete dry while preventing moisture from rising.

For epoxy floor installers, testing for moisture is the first step before any application. Installers measure vapor transmission rates (often using calcium chloride or relative humidity tests) to determine if a barrier is needed. Installing epoxy over a damp slab without a barrier is a leading cause of coating failure, peeling, and warranty claims. A proper moisture vapor barrier ensures the epoxy bonds correctly and lasts.

Buildings in Bridgeport with concrete slabs on grade or below-grade concrete are especially prone to moisture issues. Identifying and addressing vapor barriers before finishing work prevents costly rework and extends the life of floor coatings and adhesive-backed materials.
