Water stain and ceiling damage repainting

A brown or yellow stain on a ceiling or wall is almost always residue from a roof leak, plumbing leak, or old ice-damming issue, and regular wall paint will not cover it. The tannins and residue bleed straight through even two or three coats of standard latex paint within a few days or weeks.

The fix a painter uses is different from a normal repaint: the source of the leak has to be resolved and the area fully dried first, then the stained area gets spot-primed with a stain-blocking, mildew-resistant primer (shellac-based or oil-based) before the topcoat goes on. If the drywall or plaster was actually damaged, not just stained, that section may need patching or replacement before priming.

This is a common request in older Bridgeport housing stock where roof and plumbing leaks have had time to leave marks on ceilings and upper walls.

What it costs

Pricing depends on the size of the stained area, whether it's an isolated spot or a whole ceiling, how many coats of stain-blocking primer are needed to fully seal it, and whether any drywall or plaster repair has to happen first. A single ceiling stain is a much smaller job than a room where a leak has spread across multiple surfaces.

Will regular paint eventually cover a water stain if I add enough coats?
No. Water stains contain tannins and residue that bleed through standard latex paint no matter how many coats you apply. A dedicated stain-blocking primer is needed underneath the topcoat.
Do I need to fix the leak before getting the ceiling repainted?
Yes. Painting over an active or recently active leak without addressing the source means the stain will likely return, and paint may not adhere properly to damp drywall.
Can a painter tell if there's mold under the stain?
A painter can flag visible signs of mold or soft, damaged drywall during the estimate, but a suspected mold issue is generally something to have inspected separately before painting proceeds.
